Yes, he may. As a rule, Swiss banks lend up to 70-80% of the market price to the local population and EU citizens for the purchase of residential real estate. Our experience has shown that the mortgage amount varies between 50-60% for citizens of foreign countries. When purchasing commercial real estate, a Buyer may expect a mortgage amount of 50-60% of the market price. As for hotel real estate, mortgage rates are lower and rarely exceed 35-40%. Interest rates in Switzerland are currently set at 0.8-1.5% per annum.
Yes, there are taxes and duties on the transfer of ownership. Their amount, however, varies from canton to canton, which is typical for Switzerland. Taxes are normally payable by a Buyer, but in some cantons, payment is half-paid by both parties. Whereas Canton Schwyz, for example, does not levy real estate transfer tax at all. Usually the costs include: - notary fees (up to 1%) - registration fee (up to 1.5%) - real estate transfer tax (up to 3.3%) It is worth noting that there are no taxes and duties, when a Buyer purchase partially or wholly shares of a company, owning a real estate. Neither a notary is required for making the transaction.
The standard monthly and annual payments paid by the owners include utility bills (water, electricity, heating, etc.), concierge/cleaning/ groundskeeper service (if applicable), reconstruction fund contributions, insurance (compulsory and optional), land tax and the so-called property imputed income tax.The annual cost of owning a real estate is believed to be approximately 1% of its value or 70-80 CHF per 1m2, depending on the property type, its condition and location.
Non-EU citizens may rent out residential real estate only for short-term rent (less than 11 months a year).
